CAVA Home Prep Guide
To ensure your home is ready for its photo session, follow these general tips:
- Clear all countertops, shelves, and furniture surfaces of personal items like mail, keys, and decorative clutter.
- Make sure the home is clean and well-maintained. Dusting surfaces and vacuuming carpets can make a big difference in the final images.
- Ensure bright, natural lighting is available in every room. Open blinds and curtains to allow as much light in as possible. If it's a cloudy day, add artificial lighting to rooms that may appear dark.
- Pay attention to outdoor lighting; make sure porch lights, garden lights, and exterior spotlights are turned on if the session is near dusk.
Staging can truly elevate the photos and highlight your property's features:
- Arrange furniture in a way that maximizes space and flow. Consider moving pieces away from walls to create more room and give the space a sense of openness.
- Fluff cushions and pillows on sofas and chairs, and ensure bedding is smooth and tidy. A neatly made bed with pressed linens adds a luxurious touch.
- Place fresh flowers or green plants throughout the space. They add vibrancy and warmth to rooms without overwhelming the design.
- Remove any pet items, such as pet beds, bowls, and toys, to maintain a neutral, clean environment.
- Neutralize strong odors from cooking, pets, or strong cleaning agents. A light, pleasant scent like lavender or vanilla can make the space feel more inviting.
The exterior of your home plays a key role in making a strong first impression. Consider the following:
- Ensure the lawn is mowed and the garden is tidy. Trim bushes, weed flower beds, and rake leaves if necessary.
- Make sure the driveway is clear of vehicles, trash cans, and other items. If the garage is visible, consider keeping the door closed or tidying up the interior.
- Check that exterior lighting is working. Porch lights, yard lights, and garage lights should all be operational to enhance curb appeal.
- Wash the windows and doors. Clean windows allow natural light to enter, which will brighten the home's interior in photos.
- Ensure the front door is welcoming. Add a new doormat, and make sure it’s free of debris. Consider adding seasonal decor, such as potted plants, to add warmth.
These high-traffic areas need to be pristine for the best photos:
- Clear counters of all personal items, such as toothbrushes, soap, and towels. Keep only a few decorative items, like a clean soap dish or a small plant.
- Ensure all faucets are clean and free of water spots. Wipe down mirrors, sink surfaces, and backsplashes for a gleaming finish.
- Make sure all appliances are in working order and free from clutter. Close dishwasher and oven doors, and remove any visible items from the stovetop.
- In bathrooms, consider using fresh towels and placing them neatly. A matching set of towels (bath and hand) in a neutral color can add a clean, uniform look.
- For the kitchen, a fresh fruit bowl or a clean cutting board with a simple arrangement (like some herbs or vegetables) can add visual interest.
Pets are adorable, but they can distract from your property’s appeal. Here are some tips to ensure a clean, pet-free environment:
- Ensure pets are secure during the photoshoot. Consider arranging for them to be temporarily out of the house or in a room that won’t be photographed.
- Remove pet beds, toys, and bowls from common areas to keep spaces looking tidy.
- Keep pet-related items such as leashes, grooming tools, and pet food out of sight.
- If possible, remove pet odors by cleaning or using air purifiers before the shoot. A neutral-smelling home will appeal to potential buyers.
Before we arrive, take a final walkthrough to make sure everything is ready:
- Walk through the home with fresh eyes to check for any clutter or items that were missed in the cleaning process.
- Make sure all rooms are accessible and any furniture or decor is properly positioned.
- Check that all doors and windows are closed, and light switches are easy to access for the photographer.
- Ensure that all essential areas—especially living rooms, kitchens, and bathrooms—are ready to be photographed in their best light.
